Freehold ownership
Jumeirah Islands is a designated freehold area, so non-UAE nationals may own property there outright. Title is registered with the Dubai Land Department.
No annual property tax
The UAE levies no annual property tax and no personal income or capital-gains tax on residential property. A one-off Dubai Land Department transfer fee and the usual registration and service charges do apply.
Golden Visa route
Property investment from AED 2 million can make an owner eligible for the UAE’s renewable 10-year Golden Visa. Eligibility and conditions are set by the ICP and are assessed case by case.
