This Cookie Policy explains how Rich Property Real Estate Brokerages LLC (“Rich Property”, “we”, “us” or “our”), a real estate brokerage licensed and regulated by the Dubai Land Department (DLD) and the Real Estate Regulatory Agency (RERA), uses cookies and similar technologies on richproperty.ae and on our project landing pages hosted on richproperty.ae sub-domains.
It should be read together with our Privacy Policy, which describes the personal information we collect and how we protect it. This Policy is issued having regard to UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (“PDPL”) and, where relevant to visitors in Europe, the EU General Data Protection Regulation (GDPR).
A cookie is a small text file that a website asks your browser to store on your computer, tablet or phone. The next time you visit, your browser sends that file back, so the site can recognise your device and remember things about your visit.
Cookies cannot run programs, they cannot read other files on your device, and they do not carry viruses. Some are deleted the moment you close your browser (“session cookies”); others stay for a set period (“persistent cookies”). Cookies set by the website you are actually visiting are called first-party cookies; cookies set by another company whose service is embedded in the page are called third-party cookies.
Where we refer to cookies in this Policy we also mean similar technologies that work in the same way, such as browser local storage, pixels and tags.
We keep our use of cookies deliberately small. We do not sell cookie data, and we do not use cookies to build profiles of you across unrelated websites.
Please be clear about how our cookie notice works. The notice you see at the bottom of the screen is an information notice. It tells you that this website uses cookies and it remembers that you have seen it — it does not switch the cookies below on or off. The analytics and advertising cookies described in this section are set by Google’s tag when the page loads, on your first page view, whether or not you click anything on the notice. If you do not want them, use the browser controls in Section 6 or the Google Analytics opt-out add-on in Section 7. We would rather say this plainly than let the notice imply a choice it does not actually give you.
| Category | Cookie / technology | Purpose | How long it lasts |
|---|---|---|---|
| Session First-party |
PHPSESSID or an equivalent session identifier set by our server |
At the time of writing, ordinary page views on this website do not set a session cookie. Our hosting platform may issue one when a form is submitted, in order to carry that single request through safely. We list it here so that the table stays complete if that changes. | Deleted when you close your browser |
| Preference First-party |
rp_cookie_consent |
Records how you answered our cookie notice, so the notice is not shown to you again on every page. It holds one word and nothing else: yes if you clicked “Yes, I accept cookies”, or dismissed if you simply closed the notice with the ×. It is set on .richproperty.ae so that answering once also covers our project landing pages. |
yes: 12 months.dismissed: deleted when you close your browser. |
| Preference First-party — browser local storage, not a cookie |
rp_cookie_consent (local storage)lastModalShown (local storage) |
If your browser refuses the cookie above, your answer to the notice is kept in browser local storage instead, so you are not asked again on every page. lastModalShown records when we last showed you the enquiry pop-up, so that it is not shown to you repeatedly. Neither contains anything about you. |
Until you delete this website’s site data. Deleting cookies alone does not remove local storage — see Section 5. |
| Analytics First-party — set by Google’s tag on our own domain |
_ga, _ga_<container>, _gid set by Google Analytics 4 |
Tells us, in aggregate, how many people visit, which pages and listings they look at, how long they stay and which country they came from, so we can improve the site. We do not use Analytics to identify you personally. | _ga and _ga_<container>: up to 24 months._gid: 24 hours. |
| Advertising & conversion measurement First-party — set by Google’s tag on our own domain |
_gcl_au and related Google Ads identifiers |
Lets us see which of our Google adverts led to a genuine enquiry, so we do not waste marketing budget on adverts that do not work, and allows Google to show you our listings again on its network. | Up to 90 days |
The analytics tags used on this website are:
G-X6CKS21RQM — main website measurement.G-WW4EDWDP73 — property listing pages measurement.G-F1H6WB0C8Q — blog and article measurement.AW-18339995112 — Google Ads conversion measurement (records that an enquiry or WhatsApp click followed one of our adverts).A note on “first-party” and “third-party”. The Google Analytics and Google Ads cookies above are first-party cookies: although the tag that creates them is downloaded from Google, the cookies themselves are stored against richproperty.ae (or against the landing-page sub-domain you are on), not against google.com. This matters practically — a browser setting that blocks third-party cookies will not remove them. Section 6 explains what does.
Some pages also load shared code libraries and map or video content from third-party providers. Where that happens, the provider will see your IP address and may set its own cookies under its own policy. We keep these to the minimum needed to make the page work.
Our lawful basis. We rely on our legitimate interest in running a secure, working website, in understanding how it is used, and in measuring whether our own advertising works — and we give you this notice, this Policy and the controls in Sections 5 to 7 so that you can object and switch these cookies off. We do not claim that you have consented to the analytics and advertising cookies, because the tags that set them run when the page loads rather than after a click on the notice, and it would be untrue to say otherwise. Our use is limited to aggregate site measurement and our own advertising performance; we do not use these cookies to identify you, and we do not share or sell the data for anyone else’s purposes.
If you are visiting from the EU or the UK and you would prefer that we obtained your consent before setting analytics or advertising cookies, please use the browser controls in Section 6 or the Google Analytics opt-out add-on in Section 7, or write to us at the address in Section 9.
Alongside the main website we publish individual project pages on sub-domains of richproperty.ae — for example our Nad Al Sheba Gardens, Palm Jebel Ali and Emaar Beachfront pages. Those pages show the same cookie notice and use the same rp_cookie_consent preference described above, so an answer you give on any one of them is respected across all of them. They are all operated by Rich Property Real Estate Brokerages LLC and are covered by this Policy and by our Privacy Policy.
You can clear everything this website has stored on your device at any time, and you do not need to contact us to do it.
Use your browser’s “delete site data” option, not just “delete cookies”. Deleting site data for richproperty.ae removes the rp_cookie_consent preference, the Google Analytics and advertising cookies, and the local-storage items listed in Section 2. Deleting cookies on their own leaves local storage in place, and your answer to the cookie notice can be stored there — so the notice would not come back and you would not have cleared everything.
The quickest route in each browser:
What this does and does not achieve. Clearing site data is a reset, not a permanent opt-out. It deletes the identifiers stored so far and brings the cookie notice back, but because our analytics tag is not gated behind the notice, Google Analytics will start a fresh measurement session with a new identifier on your next visit. If you want analytics stopped rather than reset, use the browser-level blocking in Section 6 or the Google Analytics Opt-Out Browser Add-on linked in Section 7 — those are the two controls that actually prevent the cookies being set.
Choosing “No, I want more info” on our cookie notice simply brings you to this page; closing the notice with the × hides it for the rest of your browsing session only. Neither records any consent, and neither changes which cookies are set.
You can also block or restrict cookies before they are ever set, for our site or for every site. This is the only way to stop the analytics and advertising cookies being created in the first place.
Important: as explained in Section 2, the Google Analytics and Google Ads cookies on this site are first-party cookies. Switching on your browser’s “block third-party cookies” setting will not remove them. You need a per-site block, an all-cookies block, or the Google opt-out add-on in Section 7.
Most browsers also offer a private or incognito window, which discards all cookies when you close it.
Please note: blocking analytics and advertising cookies has no effect on your ability to browse listings, use the map or send us an enquiry — everything on this website works with cookies switched off. The only thing you will notice is that our cookie notice cannot remember your answer, so it will appear again on your next visit.
The analytics and advertising cookies described in Section 2 are set by Google. How Google uses data from sites that use its services is described in its own policies, which we do not control:
Our website also links out to developer websites, the Dubai Land Department, Dubai REST and property portals. Once you follow a link and leave our site, this Policy no longer applies and we are not responsible for the cookies those websites set.
We may update this Cookie Policy when we add or remove a service, or when the law changes. The “Last Updated” date at the top of this page shows when the current version came into force, and the table in Section 2 is the authoritative list at that date. New visitors always see the current notice; if you have already dismissed the notice, please check this page from time to time, or use the browser controls in Section 6 if you would rather not rely on it.
