Sell Property in Dubai 2026: Seller Payments and POA Checklist
Planning to sell property in Dubai in 2026? Confirm the payment method, beneficiary and documents for your particular transfer before fixing a completion date. This checklist covers seller payments, Power of Attorney (POA) representation and non-resident preparation.
Source clarification — checked 8 October 2026: The public DLD services linked below do not establish a new blanket 2026 rule requiring every seller to hold a UAE bank account, or a universal ban on a POA holder receiving funds. Confirm the applicable requirements with the registration trustee and bank; do not treat this guide as approval for any payment arrangement.
Dubai Seller Payment Checklist — At a Glance
- Payment route: confirm the permitted method and beneficiary with the trustee and bank
- Manager’s cheques: mortgaged-sale requirements distinguish the lender or developer, the seller’s remaining balance and DLD fees
- POA holders: verify the legal authority granted and the accepted transfer arrangements
- Identity details: resolve discrepancies between the ownership record and identification before transfer
- Non-residents: confirm the required identification and banking arrangements for the particular sale
What to Verify Before a Dubai Property Sale
DLD’s Property Sale Registration service covers the seller and buyer or their legally authorized representatives. Its individual-document list includes Emirates ID or a valid passport for non-resident foreigners, and a developer e-NOC in freehold areas. Mortgaged sales use a separate service: the listed manager’s cheques cover the lender or developer’s debt, the seller’s remaining balance if any, and DLD fees. Check the requirements for your actual transaction rather than applying one payment route to every sale.

Can a Power of Attorney Holder Receive Sale Money in Dubai?
Do not assume that authority to sign also approves a payment arrangement. DLD’s FAQ states that a duly legalized representative may transact within the powers granted. Confirm the wording and acceptance of the POA, the named beneficiary and the proposed payment method with the trustee and bank before transfer. This is neither a blanket permission to receive proceeds nor a categorical claim that every POA receipt is prohibited.
Do Non-Residents Need a UAE Bank Account to Sell Property in Dubai?
Confirm this for your particular transfer. DLD’s general sale service lists a valid passport as identification for non-resident foreigners; that document list does not, by itself, settle every banking condition. Ask the trustee and processing bank to confirm the required account, payee and settlement arrangements before opening an account or booking the transfer. If an account is required, allow time for the bank’s own checks.

Why Confirming Payment Details Matters
Checking the beneficiary, ownership documents and representative’s authority helps parties identify errors before the appointment. Use the relevant DLD service, and confirm any banking conditions directly with the bank and trustee. Do not infer a new law or universal payment restriction from an unsourced property advisory.
How to Prepare Your Dubai Property Sale in 2026
- Check the ownership record and the seller’s identification, including any discrepancies.
- Agree the payment method and named beneficiaries with the bank and trustee.
- If using a POA, confirm its legal acceptance and the authority it grants for the intended transaction.
- If selling from abroad, confirm the identification and banking requirements early.
- Ask your brokerage to coordinate the documents and appointment; obtain legal or banking advice for your specific circumstances.

Where should Dubai property sale proceeds be paid?
Confirm the permitted payment method and beneficiary with the trustee and bank for your transaction. Mortgaged-sale requirements distinguish the lender or developer’s debt, the seller’s remaining balance and DLD fees.
Can a POA holder receive the sale money?
Do not infer payment authority from a right to sign. Confirm the granted powers and accepted payment arrangements with the trustee and bank.
Does every non-resident seller need a UAE bank account?
The public sale-service document list does not establish that blanket requirement. Confirm the account and settlement conditions for your own transfer with the trustee and bank.
How long does a Dubai property sale take?
DLD lists 25 minutes for its Property Sale Registration service. This service time does not include every preparatory step or bank approval, and it is not a guaranteed end-to-end completion time.
