Dubai Smart Rental Index 2026: Rent Increase Rules Explained
Dubai Smart Rental Index 2026 by DLD: how much your rent can legally increase (0-20% caps), the RERA calculator, 90-day notice rule and tenant rights.
Dubai Smart Rental Index 2026: Rent Increase Rules Explained
Wondering how much your landlord can legally raise your rent in Dubai — or as an owner, how much you can charge? The answer comes from the Dubai Smart Rental Index, the Dubai Land Department’s AI-powered system for fair rental valuations. Combined with the RERA rent calculator and the legal increase caps, it decides exactly what a fair rent is for your building. Here is how the 2026 system works, and what it means for tenants, landlords and investors.
Dubai Smart Rental Index 2026 — At a Glance
- Who runs it: Dubai Land Department (DLD) / RERA
- What it does: sets the fair market rent for every area and building
- Powered by: AI plus real Ejari registration data
- New in 2026: a building classification system, so quality is priced in
- Rent increase caps: 0%, 5%, 10%, 15% or 20% — nothing higher
- Notice required: 90 days before contract expiry
What Is the Dubai Smart Rental Index?
The Smart Rental Index is the official benchmark the DLD uses to decide what a property in Dubai should rent for. Rather than relying on asking prices, it is built on actual Ejari-registered contracts across the emirate, then refined with artificial intelligence. In 2026 it added a building classification system, so a well-maintained tower with good facilities can justify a higher rent than a tired building on the same street.
How Much Can Rent Legally Increase in Dubai?
Your landlord cannot simply pick a number. Under Decree No. 43 of 2013, the permitted increase depends on how far your current rent sits below the Index market rate:
- 0% — if your rent is less than 10% below market, no increase is allowed
- 5% — if your rent is 11–20% below market
- 10% — if your rent is 21–30% below market
- 15% — if your rent is 31–40% below market
- 20% — if your rent is more than 40% below market (the absolute ceiling)
How to Use the RERA Rent Calculator
The RERA rental increase calculator on the DLD website (and the Dubai REST app) does the maths for you. Enter your current annual rent, your area and property type, and it returns the maximum lawful rent on renewal. If your landlord proposes more than that figure, the increase is not enforceable.
Tenant Rights: What If the Increase Is Too High?
- Check the calculator first — compare the proposed rent against the legal cap.
- No valid notice, no increase — the 90-day written notice is mandatory.
- You can refuse an increase above the cap and file a case at the Rental Disputes Centre (RDC).
- Keep Ejari current — a registered tenancy contract protects both sides.
What It Means for Landlords and Investors
For landlords, the Index removes guesswork: price at the benchmark and renewals go smoothly, price above it and you invite a dispute. For investors, it brings something more valuable — predictability. Rental growth becomes easier to model, cash flow steadier, and yields easier to underwrite. It also rewards asset quality: because building classification now feeds the valuation, maintenance and facilities directly affect the rent you can charge.
Smart Tips Before Your Next Renewal
- Run the RERA calculator before negotiating — know your number.
- Landlords: serve notice in writing, 90 days ahead, every time.
- Investors: factor building classification into which tower you buy in.
- Both sides: register Ejari — it is the data the Index is built on.
