Most of Dubai’s branded residences are sold from a rendering. Sensoria at FIVE LUXE is not. The tower on the Jumeirah Beach Residence shoreline was completed in October 2025, which means something rare in this market: you can walk the actual apartment, stand on the actual terrace, and see the actual sea view before you commit a dirham.

That single fact changes how you should approach it. This is not an off–plan launch with a 2029 handover and a payment plan. It is a finished, furnished, hotel–serviced building with a 125–metre private beach, where availability is a question of which units remain rather than which floor plan you reserve.

The practical meaning of “branded residence” here is service. You are buying into a building that runs on hotel systems: concierge, security, housekeeping on request, and direct access to the hotel’s restaurants, spa and beach club next door. For an owner who travels, or who intends to let the apartment, that operational layer is the product.

The Building and the Apartments

Reports of the tower’s height differ between 39 and 42 storeys depending on the source, so treat any specific floor count with caution until you see the floor plan for the unit you are considering. What is consistent across sources is the specification inside:

  • 3.5–metre clear vaulted ceilings — unusually generous, and the first thing you notice walking in
  • Private pools on the terraces of many units
  • Delivered fully furnished with branded Italian furniture

The 125–metre private beach is the part of this proposition that cannot be copied. Dubai can build another tower with vaulted ceilings anywhere. It cannot build another JBR shoreline.

What About the Price?

Published figures for Sensoria vary noticeably between listing portals and brokerages — entry pricing has been quoted anywhere from roughly AED 13.5 million to over AED 15.4 million, and third–party sources also disagree on the handover date and the storey count. In a completed building, the only price that matters is the asking price on a specific available unit, on a specific floor, with a specific view and orientation.

So: treat any “starting from” figure you read online, including on broker websites, as indicative only. Ask for the current availability list, the actual size of the unit, the service charge per square foot, and what furniture is included. Those four answers determine whether a Sensoria apartment is well or badly priced — not a headline number.

The Investment Case, Honestly

Sensoria sits in the ultra–prime beachfront segment, and it behaves accordingly.

  • Strengths: finished product with no construction risk, hotel–grade management that protects presentation over time, genuine beachfront scarcity, and a brand with an established Dubai track record
  • Realities: branded residences carry higher service charges than unbranded stock, and yields at this price point are lower than mainstream Dubai — the case rests on capital preservation and lifestyle, not on rental maths
  • Letting: JBR has among the most reliable short and long–let demand in Dubai, and a serviced beachfront apartment is well positioned for it — but check the building’s rules on short–term letting before you assume a holiday–home strategy is available
