Search for “Al Barari price per square foot” and you will be quoted anything from AED 908 to AED 2,167 depending on the source — while individual villas trade well above AED 5,000 per sq ft. None of those figures is a lie. They simply measure different things.

Why Al Barari price-per-square-foot figures mislead buyers
Most Dubai communities are reasonably uniform. Al Barari is not, and that breaks the averages in three ways.
It mixes apartments with custom mansions. Seventh Heaven is an apartment building inside Al Barari, with units trading around an average of AED 6.98 million. The villas on The Reserve and the original leaf-named phases are custom homes many times that. Blend them into one “community average” and the number describes nothing.
Plot and built-up area get used interchangeably. Al Barari plots are unusually large relative to the houses on them, because the landscaping is the product. A figure calculated on plot area will look far cheaper than the same home measured on built-up area.
Condition varies enormously. Some villas are original and unrenovated; others are brand-new, fully furnished rebuilds. In a community of roughly this size, a handful of trophy sales moves the average sharply.

What makes Al Barari different from other Dubai villa communities
Al Barari was conceived as a botanical community first and a housing development second. More than half of its area is given to landscaping, themed gardens, lakes and freshwater streams, planted with hundreds of species rather than the standard palm-and-lawn formula.
The practical effect is privacy and microclimate. Homes are screened from one another by mature trees instead of boundary walls, and the planting measurably cools the streets. For buyers coming from Europe or Asia who find much of Dubai too hard-edged, this is usually the deciding factor — and it is why Al Barari retains owner-occupiers rather than short-term flippers.
The trade-off is location. Al Barari sits inland off Sheikh Mohammed Bin Zayed Road, roughly 20–25 minutes from Downtown and further from the beaches. You are buying garden, not coastline.

As a working frame: the median villa sits near AED 10 million, entry to the community via an apartment begins in the low millions, and the top of the market runs past AED 150 million for the largest estates.
