Why Emirates Hills stays Dubai's most expensive address
Emirates Hills is a gated, freehold community built around the championship fairways of the Montgomerie Golf Club. Unlike almost every other Dubai community, it was sold largely as plots: owners commissioned their own architects. The result is that no two homes are alike, and the supply of finished mansions can never be increased by a developer launching another phase.
That single fact underpins the pricing. Where an apartment district can absorb thousands of new units in a cycle, Emirates Hills cannot. When demand rises, the only thing that can move is price.

In January 2026 a Sector E villa traded at approximately AED 425 million, one of the largest single-home transactions ever recorded in the city.
Which Emirates Hills sector should you buy in?
The community is divided into lettered sectors, and they do not price alike. Sectors E, P and R consistently command the highest figures, because they hold the plots with direct golf-course frontage, lake outlooks and the open skyline views back towards Dubai Marina. A home on an internal street with a neighbour's wall for a view can trade at a large discount to an identical build on a fairway plot.
If you are buying here, the order of importance is usually: plot position first, plot size second, the house itself third. A dated villa on an exceptional plot is a far safer purchase than an immaculate new build on a poor one, because the plot is the part you cannot change.
