How to Buy in MJL as a Foreign Buyer

  1. Check the ownership zone. Freehold. Freehold means the title deed is issued in your own name by the Dubai Land Department, with no residency required to buy.
  2. Verify the listing. Every Rich Property listing shows its DLD Trakheesi permit number and QR code; check it on the Dubai REST app before you view.
  3. Agree terms and sign Form F (the DLD memorandum of understanding), normally with a 10% deposit.
  4. Transfer at a DLD trustee office. The 4% transfer fee is paid and the title deed is issued the same day for ready property.
  5. Golden Visa. A purchase of AED 2 million or more qualifies you to apply for the 10-year UAE Golden Visa for yourself, your spouse and children.
