Emirates Hills is Dubai's most exclusive villa community: a gated, low-density estate of individually designed mansions around the Montgomerie golf course and a chain of lakes, often compared with Beverly Hills for the way each plot was sold as land and built to the owner's brief. Nothing here is standard, which is why the market is thin, discreet and priced at the top of the city.

Rich Property lists a brand-new six-bedroom lake-view villa in Emirates Hills and sources off-market homes across the sectors for qualified buyers. Our Emirates Hills 2026 guide explains the sectors, plot sizes, build quality tiers and what moves price inside the community.

Buyers are ultra-high-net-worth families relocating to Dubai, often from Europe, the UK, India and the GCC, who want privacy, international schools inside the Emirates Living cluster and a golf course on the doorstep.

How to Buy in Emirates Hills as a Foreign Buyer

  1. Check the ownership zone. Freehold. Freehold means the title deed is issued in your own name by the Dubai Land Department, with no residency required to buy.
  2. Verify the listing. Every Rich Property listing shows its DLD Trakheesi permit number and QR code; check it on the Dubai REST app before you view.
  3. Agree terms and sign Form F (the DLD memorandum of understanding), normally with a 10% deposit.
  4. Transfer at a DLD trustee office. The 4% transfer fee is paid and the title deed is issued the same day for ready property.
  5. Golden Visa. A purchase of AED 2 million or more qualifies you to apply for the 10-year UAE Golden Visa for yourself, your spouse and children.

Emirates Hills — Frequently Asked Questions

Why is Emirates Hills so expensive?

Every villa sits on a large individually-built plot inside a gated golf community with no further land to release. Scarcity, privacy and the quality of the newer rebuilds keep it at the top of Dubai's villa market.

Can foreigners buy a villa in Emirates Hills?

Yes. Emirates Hills is freehold and open to buyers of all nationalities, and a purchase at this level comfortably qualifies the owner for the UAE Golden Visa.

What is near Emirates Hills?

The Montgomerie golf club, the Emirates Living communities (The Springs, The Meadows, The Lakes), Dubai International Academy and Emirates International School, with Dubai Marina and JBR about fifteen minutes away.
