Dubai Creek Harbour 2026: Prices, Attractions and Buyer Guide

Dubai Creek Harbour is Emaar’s waterfront district on the Ras Al Khor side of Dubai Creek: a marina, a long promenade, parks and a beach, with the city skyline across the water. It is still being built, which is both its appeal and its main risk. This guide covers what is already there, what is still only planned, what the latest Dubai Land Department (DLD) sales say about prices, and the checks to make before you buy or move.

Dubai Creek Harbour at a glance (30 October 2026)

  • Emaar quotes about 15 minutes by car to Downtown Dubai and Burj Khalifa, 10 minutes to Dubai International Airport and 5 minutes to Ras Al Khor Wildlife Sanctuary.
  • DLD registered 834 sales here in the 90 days to 29 October 2026, and 70% of them were off-plan.
  • Median registered price per sq ft: AED 2,551 for one-bedroom, AED 2,476 for two-bedroom and AED 2,543 for three-bedroom apartments.
  • The Dubai Metro Blue Line station is planned for 2029, and the Dubai Creek Tower tender has been delayed.

Where is Dubai Creek Harbour and how far is it from Downtown?

The district sits on the Ras Al Khor side of the creek, next to the Ras Al Khor Wildlife Sanctuary. Emaar’s community page gives drive times of 15 minutes to Burj Khalifa and Downtown Dubai, 5 minutes to the wildlife sanctuary and 25 minutes to Dubai Marina, and its resident guide adds 10 minutes to Dubai International Airport. These are developer figures. Drive the route at your own commuting hours before you rely on them.

Homes here are sold as freehold, so buyers of any nationality can own them outright. Our guide to Dubai freehold areas explains what that means in practice, and our step-by-step buying guide covers the fees and paperwork.

What is there to do in Dubai Creek Harbour?

Emaar’s own guide and community page describe the public spaces, and the district’s big advantage is that much of it is already open:

  • Creek Marina and the Harbour Promenade. Emaar points to dining, art and sunset views along the marina, with the promenade running along the creek.
  • Creek Beach and Urban Beach. Emaar lists both among the district’s leisure spaces, alongside the marina.
  • Central Park. Emaar lists an amphitheatre, a dog park and play areas for all ages.
  • The Viewing Point. A platform that Emaar says extends 70 metres over the creek, a popular spot for skyline photographs.
  • Family space. Emaar’s guide also names Creek Play and a children’s playground, and its community page counts 500,000 sqm of parks and open space across the district.

Next door, Ras Al Khor Wildlife Sanctuary is the district’s most unusual neighbour. Emaar’s October 2026 guide says the winter visiting season runs from October to March, that flamingos can be seen throughout the year, and that access to the public observation hides is free. It lists winter hours of 7:30 am to 5:30 pm and summer hours of 6:00 am to 6:00 pm, and notes that Dubai Municipality lists the Mangrove Hide as temporarily closed. Check Dubai Municipality for the current hours before you go.

Is Dubai Creek Harbour cheaper than Downtown Dubai?

It depends on the size of the home. Using the same DLD method for Downtown Dubai and DIFC over the same 90 days, one-bedroom apartments cost about the same per sq ft, while larger homes are clearly cheaper in Creek Harbour.

In absolute prices, the median one-bedroom is AED 2,066,888 in Creek Harbour against AED 2,160,000 in Downtown (4% lower), the median two-bedroom is AED 3,170,888 against AED 3,510,000 (10% lower), and the median three-bedroom is AED 4,407,888 against AED 6,250,000 (29% lower). Treat the comparison with care. Creek Harbour is 70% off-plan by count and Downtown is 24%, and launch prices for new phases are not the same thing as resale prices in finished towers. The only way to price a specific home is to compare it with registered sales in the same building. Our September 2026 market report shows how Creek Harbour compares with 21 other communities, and the Downtown Dubai sold prices page has the other side of this table.

What is coming next: the Blue Line metro and the Creek Tower

The Dubai Metro Blue Line. The Roads and Transport Authority has announced that the Blue Line will start operating on 9 September 2029. It is a 30 km line with 14 stations, and one of them is in Dubai Creek Harbour. Emaar also lists a Blue Line station for 2029 on its guide. Until then there is no metro service in the district, and the date is still a plan for a line under construction.

Dubai Creek Tower. Emaar’s own pages call it “a future global icon” and give no completion date. Zawya reported in June 2026, citing Emarat Al Youm, that the main tender for the redesigned tower had been postponed by up to four months because of cost and supply-chain concerns. Do not price a home on the assumption that the tower will be finished by a particular year.

More Emaar launches. Emaar’s website lists 18 current releases in Dubai Creek Harbour. New supply keeps the district active, and it also means more homes competing for the same buyers and tenants when they complete.

Is Dubai Creek Harbour a good place to live? What works and what does not yet

What works

  • The setting. Water, a long promenade, parks, a marina and a beach are already open, and 500,000 sqm of the district is parks and open space according to Emaar.
  • The location. Emaar’s drive times put Downtown, the airport and the wildlife sanctuary within 5 to 15 minutes.
  • Views and brands. Towers face the creek or the Downtown skyline, and the district includes Address, Vida and Palace branded residences that Emaar names on its community page.
  • Value in larger homes. Two- and three-bedroom apartments cost less per sq ft than in Downtown on the DLD figures above.

What does not work yet, or needs checking

  • It is still a building site. With 70% of recent sales off-plan, many buyers are paying for homes that are not finished, and construction will continue around finished towers for years.
  • No metro until 2029 at the earliest. Daily life currently depends on a car or taxi.
  • The signature tower has no date. The Creek Tower story has changed several times, so it should not be part of your price assumption.
  • One-bedroom prices are not a discount. At AED 2,551 per sq ft, the median one-bedroom is priced slightly above Downtown on a per-sq-ft basis.
  • Supply. Many new launches mean a lot of homes may complete in the same years, which can affect resale and rental competition. Ask your adviser for current registered sales in the exact building.

Buyer checklist for Dubai Creek Harbour

  1. Decide ready or off-plan first. Our guide to off-plan versus ready property sets out the differences in payment plans, risk and timing.
  2. Compare with registered sales in the same building, not with the district average or with asking prices in listings.
  3. Check the view and the phase. Creek, skyline, park and inland views price differently, and a home next to a future construction plot will look different in two years.
  4. Confirm the handover date and payment schedule in writing for off-plan units, and the service-charge statement for ready units.
  5. Test the commute at your own hours before you decide that the drive times are good enough.

At the time of writing, Rich Property’s Dubai Creek Harbour listings include penthouses and townhouses in The Cove, Creek Gate, Palace Residences and The Grand, and apartments in Address Harbour Point.
