Downtown Dubai 2026: Prices, Metro and Buyer Guide
Downtown Dubai is the district around Burj Khalifa and Dubai Mall: Emaar’s master-planned city centre, with hotels, residences, a mall, an opera house and a metro station in one district. It is finished, central and expensive, and its prices vary a lot from one tower to the next. This guide covers what is there, how to get around, what the latest Dubai Land Department (DLD) registered sales say about prices against Business Bay and Dubai Marina, what has been announced, and the checks to make before you buy or rent.
Downtown Dubai at a glance (2 November 2026)
- Emaar describes the district as about two square kilometres between Sheikh Zayed Road and Financial Centre Road, centred on Burj Khalifa, Dubai Mall and the Dubai Fountain.
- DLD registered 569 sales here in the 90 days from 4 August to 1 November 2026, and 23% of them were off-plan.
- Median registered price per sq ft: AED 2,483 for one-bedroom, AED 2,719 for two-bedroom and AED 3,200 for three-bedroom apartments.
- Burj Khalifa/Dubai Mall is a Dubai Metro Red Line station, and the Roads and Transport Authority (RTA) is expanding it to raise hourly capacity by 65%.
Where is Downtown Dubai and what is in it?
Emaar’s community page places Downtown Dubai between Sheikh Zayed Road and Financial Centre Road and describes it as spanning two of the city’s square kilometres. Its landmarks are Burj Khalifa, Dubai Mall, the Dubai Fountain, Souk Al Bahar and Sheikh Mohammed bin Rashid Boulevard, which Emaar describes as a restaurant-lined street with bicycle and e-scooter rental. The Address and Vida hotels sit on the Boulevard, close to Dubai Mall.
Homes here are sold as freehold, so buyers of any nationality can own them outright. Our guide to Dubai freehold areas explains what that means in practice, and our step-by-step buying guide covers the fees and paperwork. Next door, the DIFC financial district and the d3 design district have residential towers of their own, and DLD registers them in the same sales zone as Downtown. We come back to that below because it affects how you read the price data.
How do you get to Downtown Dubai? Metro, car and the Dubai Mall link
By metro. The RTA station map lists three Red Line stations in sequence: Financial Centre (R24), Burj Khalifa/Dubai Mall (R25) and Business Bay (R26). Burj Khalifa/Dubai Mall is the station for the mall and the tower, and Financial Centre serves the DIFC side. Emaar says visitors arriving by metro reach Dubai Mall over a dedicated Metro Link Bridge, a fully enclosed and air-conditioned walkway, and that the mall is about 829 metres from the station. Allow time for that walk in summer and on busy days.
The station is getting bigger. The RTA and Emaar announced an expansion that takes the station from 6,700 to 8,500 square metres and raises its hourly capacity from 7,250 to 12,320 passengers, a 65% increase, so that it can serve up to 220,000 passengers a day. The RTA says the station recorded more than 10.5 million passengers in 2024, nearly 58,000 a day, and that New Year’s Eve passenger numbers exceed 110,000. The release we read gives no completion date, so treat the expansion as under way rather than finished.
By road. Emaar’s Burj Khalifa page lists RTA bus routes F13 and 27, ride-hailing and parking as the other ways in. The RTA names New Year’s Eve, public holidays and national events as the busiest times, so test your commute at your own hours.

What is there to do in Downtown Dubai?
The district’s big advantage is that most of what visitors travel to see is a walk from the residential towers. Figures below are Emaar’s own:
- Burj Khalifa. Emaar gives its height as 828 metres with 163 floors, and says it was unveiled on 4 January 2010. The “At The Top” observation decks start at levels 124 and 125 and operate daily from 8:30 am to midnight.
- Dubai Fountain and Burj Lake. Emaar says the shows run every 30 minutes from 6 pm to 11 pm on the 30-acre lake. Schedules can change, so check before you go.
- Dubai Mall. Emaar says it opened in 2008, measures 1.2 million square metres, and has more than 1,200 retail outlets and over 200 dining options. It reports 111 million visitors in 2024. Fashion Avenue has more than 150 luxury shopping and dining experiences, and the mall also houses Dubai Aquarium & Underwater Zoo, Dubai Ice Rink, KidZania, Play DXB and Reel Cinemas.
- Dubai Opera. Opened in 2016, with capacity for up to 2,000 people. Emaar says it has welcomed more than 1.5 million visitors and hosted more than 2,500 performances in its first decade.
- Souk Al Bahar and the Boulevard. Emaar describes Souk Al Bahar as shopping and dining inspired by traditional Arabian architecture, across Burj Lake and connected to Dubai Mall, and the Boulevard as a restaurant-lined street.
- Emaar New Year’s Eve. Held at Burj Khalifa every year since 2010. It is a highlight for the city and a reason the area is very crowded that night.

What do apartments cost in Downtown Dubai in 2026?
These are registered contract prices from DLD open data, not asking prices, for the 90 days from 4 August to 1 November 2026. We import the records nightly and compute the medians ourselves. One note on scope: our Downtown figures include the DIFC and d3 residential towers, which DLD registers under Zabeel Second, so they describe the wider Burj Khalifa district rather than Emaar’s Downtown alone.
| Apartment type | Registered sales | Median price | Median AED per sq ft |
|---|---|---|---|
| Studio | 29 | AED 1,265,000 | 2,390 |
| 1 bedroom | 159 | AED 2,180,000 | 2,483 |
| 2 bedrooms | 222 | AED 3,500,000 | 2,719 |
| 3 bedrooms | 80 | AED 6,215,500 | 3,200 |
| 4 bedrooms (only 15 sales) | 15 | AED 20,881,846 | 4,041 |
The monthly median has been steady rather than rising: AED 2,790 per sq ft in June, 2,581 in July (191 sales), 2,765 in August, 2,795 in September (174 sales) and 2,723 in October across 171 sales, which is 2.6% below September. The most-traded projects in the 90 days were Burj Khalifa Towers (28 sales, all ready homes, median AED 2,772 per sq ft), The St. Regis Residences (24 sales, all off-plan, AED 3,504), Downtown Views II (21 sales, AED 2,588), Burj Royale (19, AED 3,380), Forte (17, AED 2,817) and The Address Dubai Opera (17, AED 3,341).
The spread between towers is large. Imperial Avenue traded at a median of AED 2,269 per sq ft over 15 sales, while The Address Dubai Opera traded at AED 3,341. That is why the district average is only a starting point. For the full table and the latest 50 deals, see our Downtown Dubai sold prices page.
Is Downtown Dubai more expensive than Business Bay and Dubai Marina?
Yes, and the gap grows with the size of the home. Using the same DLD method for Business Bay and Dubai Marina over their latest 90-day windows, Downtown one-bedroom apartments cost about 20% more per sq ft than Business Bay and about 16% more than Dubai Marina. For two-bedroom apartments the premium is about 42% and 32%, and for three-bedroom apartments about 75% and 73%.
| Median price | Downtown Dubai | Business Bay | Dubai Marina |
|---|---|---|---|
| 1 bedroom | AED 2,180,000 | AED 1,735,000 | AED 1,689,941 |
| 2 bedrooms | AED 3,500,000 | AED 2,472,500 | AED 2,900,000 |
| 3 bedrooms | AED 6,215,500 | AED 4,627,000 | AED 4,400,000 |
| Off-plan share of sales | 23% | 33% | 12% |
Read the comparison with care. The three districts have different building ages, view mixes and off-plan shares, and a median is not a valuation. Business Bay sits one Red Line stop south of Downtown, so it is the natural comparison for buyers who want the same part of the city at a lower entry price. Our Business Bay guide sets out that side, and the Dubai Marina sold prices page has the waterfront alternative. Our September 2026 market report compares 22 communities, and our Dubai Creek Harbour guide shows how a newer Emaar waterfront district prices against Downtown.
What is coming next in Downtown Dubai?
The Dubai Mall expansion. On 4 June 2024 Emaar announced an AED 1.5 billion expansion with 240 new luxury retail and dining outlets planned. Emaar’s later guide describes The District, a new precinct on the ground floor near the Dubai Ice Rink with 279 outlets (198 retail and 81 food and beverage), as an early part of the expansion, with the remaining phases still to come. Check Emaar for which phases are open before you plan around them.
The metro station expansion. The RTA and Emaar plan to grow the Burj Khalifa/Dubai Mall station by 65% in hourly capacity, as described above. No completion date appears in the release we read.
New Emaar releases. Emaar’s website currently lists three Downtown Dubai releases. New supply keeps the district active, and it also means more homes competing for the same buyers and tenants when they complete.
We have left out any Downtown project that has no official date, location or price. If you hear about one, ask for the developer’s own announcement before you factor it into a purchase.
Is Downtown Dubai a good place to live? What works and what to check
What works
- It is finished and central. Hotels, a mall, a lake promenade, an opera house and a metro station are already open, not planned.
- City life in one place. Emaar describes Downtown as an established residential community, with retail, dining and culture in close proximity to the homes.
- An active market. 569 registered sales in 90 days gives you a reasonable set of recent comparables for most towers.
- A choice of views. Burj Khalifa, fountain, Boulevard and skyline views are all available, and they can price differently.
What to check
- A price premium. Medians are well above Business Bay and Dubai Marina, so make sure the building and view justify it.
- Event days. On New Year’s Eve the metro station alone handles more than 110,000 passengers by the RTA’s own count. Expect heavy crowds around holidays and plan your travel in advance.
- Which part of the district the home is in. Downtown, DIFC and d3 share a skyline but are different communities in Dubai’s records. Check the community named on the title documents and ask for each building’s service-charge statement.
- Tower-to-tower differences. A median of AED 2,269 per sq ft in one tower and AED 3,341 in another means a home’s building matters more than its district.
- Service charges and building condition. Ask for the current service-charge statement and the building’s maintenance record before you make an offer.

Buyer checklist for Downtown Dubai
- Decide the exact address first. Downtown, DIFC and Business Bay can look alike from a balcony and price very differently.
- Compare with registered sales in the same building, not with the district median or with asking prices.
- Choose ready or off-plan. Our guide to off-plan versus ready property sets out the differences in payment plans, risk and timing.
- Check the view and floor in person. Burj Khalifa, fountain, Boulevard and road-facing units can differ in price and in noise.
- Check whether the home is vacant or tenanted. Our vacant versus tenanted checklist covers the questions to ask.
- Confirm total costs in writing, including registration, service charges and any broker fees.
