European buyers reach Dubai in six to seven hours from Frankfurt, Paris, Milan, Amsterdam, Zurich, Vienna, Warsaw and Madrid, land two to three hours ahead of home time, and find a property market that works in the opposite direction to most of Europe's: no annual property or wealth tax at the UAE level, no capital gains tax, no tax on rent, freehold title for foreigners and a residence visa that comes with the purchase. German searches for "Dubai Wohnung kaufen" alone run to several thousand a month, and French, Italian, Dutch, Swiss, Polish and Irish buyers all appear in the recent broker rankings of foreign purchasers.

Europeans tend to buy in two groups. Investors look at one- and two-bedroom apartments in Dubai Marina, Business Bay, Downtown and Dubai Creek Harbour for yield and liquidity. Relocating families and second-home buyers look at Palm Jumeirah, Dubai Hills, Jumeirah Islands, Al Barari and Emirates Hills, where German, French and British curriculum schools are within a short drive.

European tax and money matters

Home-country tax: almost every European country taxes residents on worldwide income, so rent from a Dubai apartment is declared at home and gains on sale may be taxable there. The UAE itself charges nothing, so the question is relief and reporting. Many European states have double taxation agreements with the UAE (including France, Italy, Spain, the Netherlands, Austria, Belgium, Switzerland, Portugal, Ireland and Poland); Germany's treaty with the UAE lapsed at the end of 2021, so German residents should take specific advice.

Wealth and exit taxes: Spain, Switzerland, Norway and the Netherlands (Box 3) have wealth-type taxes that can include foreign property; France's IFI covers real estate worldwide for residents. If you plan to relocate to Dubai, the sequence of selling, moving and buying can change the outcome.

Succession: UAE courts may apply local rules to a non-Muslim's Dubai assets unless a will is registered; a DIFC Wills Service Centre or Dubai Courts will covers the property and is inexpensive. EU succession rules (Brussels IV) do not bind the UAE.

Currency: the dirham is pegged to the US dollar, so a euro or franc budget moves with EUR/USD and CHF/USD. Developer payment plans spread the exposure; a currency broker can fix forward rates for instalments.

Financing: UAE banks lend to European non-residents at typically 50–60% loan-to-value on completed property. Many buyers borrow at home against existing property at lower rates instead.

How the purchase works, step by step

  1. Brief and shortlist. Tell us budget, bedrooms, purpose (live, let, or both) and timing. We send real options with original photos, service charges and, for rentals, the actual rent achieved in the building.
  2. View in person or by live video. Most overseas clients buy after a video viewing followed by one trip; we handle the schedule.
  3. Verify. Every listing carries a Dubai Land Department permit number and QR code; we also check the title deed and any mortgage or service-charge arrears before you commit.
  4. Agree and sign Form F. The DLD memorandum of understanding, usually with a 10% deposit cheque held by the broker.
  5. Developer NOC and transfer. The seller obtains a no-objection certificate; at a DLD trustee office the 4% fee is paid and the title deed is issued in your name, often the same day. You can give a power of attorney if you cannot attend.
  6. Golden Visa and letting. From AED 2 million we handle the 10-year visa application; we can also find a tenant, register the Ejari contract and manage the property.

Can EU citizens buy property in Dubai?

Yes. Citizens of every European country can buy freehold property in Dubai's designated areas in their own name. No UAE residency, company or local partner is needed, and EU, Swiss and UK passports receive a visit visa on arrival.

Is Dubai property taxed in my home country?

Usually the rent and any gain are reportable where you are tax resident, because most European states tax worldwide income; some also include foreign property in wealth taxes. The UAE charges nothing. Double-tax treaties exist with most EU states but not currently with Germany. Confirm with a local adviser.

What does AED 2 million mean in euros?

Roughly EUR 500,000 at recent exchange rates, since the dirham is pegged to the US dollar at 3.6725. That is the threshold for the 10-year Golden Visa.

Is Dubai safe for a second home?

Dubai consistently ranks among the safest large cities in the world, ownership is registered with the Dubai Land Department, and developer escrow accounts for off-plan property are regulated by law. Choose established developers and verify every listing's DLD permit.

Which Dubai areas suit a European family?
