Property for Sale & Rent in Downtown Dubai
Downtown Dubai is the Burj Khalifa district: Emaar's master-planned centre with the Dubai Mall, the Opera District, the Boulevard and the fountain lake, bordered by DIFC, the financial free zone whose residential towers share the same skyline. It is the city address, and prices reflect the fact that it is finished, central and permanently in demand from executives, tenants on corporate budgets and investors who want a liquid asset.
Rich Property lists homes on both sides of the line: furnished Downtown apartments for rent in towers such as The Lofts, and large-format DIFC residences such as the Central Park Towers triplex penthouse with Burj Khalifa views. We also represent Baccarat Residences, the branded tower by H&H on the edge of Downtown.
Bayut's 2025 market report ranks Downtown second only to Dubai Marina for luxury apartment searches, and Burj Khalifa district transactions were among the highest in value in the first half of 2025 according to the Dubai Media Office.

Check the ownership zone. Freehold. Freehold means the title deed is issued in your own name by the Dubai Land Department, with no residency required to buy.
Verify the listing. Every Rich Property listing shows its DLD Trakheesi permit number and QR code; check it on the Dubai REST app before you view.
Agree terms and sign Form F (the DLD memorandum of understanding), normally with a 10% deposit.
Transfer at a DLD trustee office. The 4% transfer fee is paid and the title deed is issued the same day for ready property.
Golden Visa. A purchase of AED 2 million or more qualifies you to apply for the 10-year UAE Golden Visa for yourself, your spouse and children.
For a stay of under two years, renting a furnished apartment is usually simpler. For longer, Downtown's stable demand means ownership tends to pay back the 4% transfer fee quickly, and mortgages are available to non-residents at typically 50–60% loan-to-value.
What is the difference between Downtown Dubai and DIFC?
Downtown is Emaar's residential and retail centre around the Burj Khalifa; DIFC is the adjoining financial free zone with its own courts and a smaller stock of residential towers. They share the skyline and the same metro corridor, so buyers often shop both.
Can foreigners buy in Downtown Dubai?
Yes. Downtown Dubai and DIFC are freehold areas open to buyers of all nationalities.
