Dubai Marina 2026: Prices, Metro, Tram and Buyer Guide

Dubai Marina is Emaar’s waterfront district of residential towers around a man-made canal, with a promenade, a mall, a yacht club and a beach close by. It is one of Dubai’s most traded apartment markets, and it is served by both the Red Line metro and the Dubai Tram. This guide covers what is there, how to get around, what the latest Dubai Land Department (DLD) registered sales say about prices against JBR, Business Bay and Downtown Dubai, and the checks to make before you buy or rent.

Dubai Marina at a glance (4 November 2026)

  • Emaar describes Dubai Marina as a 3.5-kilometre water canal with dual sea access, with Dubai Marina Walk, Marina Promenade, a marina and yacht club and Marina Beach.
  • DLD registered 524 sales in our Dubai Marina area in the 90 days to 3 November 2026, and 12% of them were off-plan.
  • Median registered price per sq ft: AED 2,100 for one-bedroom, AED 2,065 for two-bedroom and AED 1,880 for three-bedroom apartments.
  • The Red Line station on the Marina side is Sobha Realty (R36), which Wikipedia lists as the interchange with the Dubai Marina tram stop.

Where is Dubai Marina and what is in it?

Emaar’s community page describes a 3.5-kilometre water canal with dual sea access. The attractions it lists are Dubai Marina Walk, a beachfront promenade, Marina Promenade, a retail and dining destination, the Marina and Yacht Club, and Marina Beach. JBR and its beach sit next door; Wikipedia gives The Walk at Jumeirah Beach Residence as a 1.7-kilometre strip, and says Dubai Marina Mall opened in December 2008 with 140 retail outlets.

Homes here are sold as freehold, so buyers of any nationality can own them outright. Our guide to Dubai freehold areas explains what that means in practice, and our step-by-step buying guide covers the fees and paperwork. One note on scope: our Dubai Marina figures follow the DLD area boundary, not Emaar’s canal alone. Newer off-plan projects such as Marina Shores, DAMAC Bay and Bluewaters Bay appear in the most-traded table below next to the older towers, so read the district numbers as a guide and not as a valuation of one tower.

How do you get to Dubai Marina? Metro, tram and car

By metro. The Roads and Transport Authority (RTA) metro and tram map lists the Red Line stations R36 Sobha Realty and R37 DMCC on this side of the city. Wikipedia lists Sobha Realty as the interchange with the Dubai Marina tram stop and DMCC as the interchange with the Jumeirah Lakes Towers tram stop. Older maps, listings and drivers still call the R36 station “Dubai Marina” or “DAMAC Properties”; Wikipedia says it was renamed Sobha Realty on 9 August 2021. Check the station name in the RTA app before you travel.

By tram. The RTA says the Dubai Tram links the Dubai Metro and the Palm Monorail and runs along Al Sufouh Road and Jumeirah Beach Road. Wikipedia gives the network as 10.6 kilometres with 11 stations, opened in November 2014. On the RTA map the stops run from Jumeirah Beach Residence 1 and 2, Jumeirah Lakes Towers, Dubai Marina Mall, Dubai Marina and Marina Towers to Mina Seyahi, so a home near the canal is usually a short walk or ride from a stop.

By road and bus. Emaar says the red metro line, the tram and several bus routes serve the area. We have not tested road journey times, so try your own commute at your own hours before you decide.

What is there to do in Dubai Marina?

Most of what residents use is a walk from the towers. The names below come from Emaar’s community page unless stated:

  • Dubai Marina Walk. Emaar calls it a beachfront promenade along the water, the main place for a walk past the yachts.
  • Marina Promenade. Emaar lists it as a retail and dining destination.
  • Marina and Yacht Club. Emaar describes it as a sailing destination. Berth numbers and prices are not published on the page, so ask the club directly.
  • Marina Beach and The Walk at JBR. Emaar names Marina Beach, and the JBR beach strip is next door (1.7 kilometres, per Wikipedia).
  • Dubai Marina Mall. Opened December 2008 with 140 retail outlets, per Wikipedia, and it has its own tram stop.

Opening hours, events and beach rules change, so check the operators before you plan a day around them.

What do apartments cost in Dubai Marina in 2026?

These are registered contract prices from DLD open data, not asking prices, for the 90 days to 3 November 2026. We import the records nightly and compute the medians ourselves. Highest and lowest prices in the raw data include data-entry outliers, so we quote medians only.

3 bedrooms67AED 4,500,0001,880
4 bedrooms23AED 9,900,0002,658

Since June the monthly median has moved within a range rather than in one direction: AED 1,894 per sq ft in June (133 sales), 2,156 in July (222), 2,271 in August (188), 2,010 in September (143) and 1,863 in October across 157 sales, which is 7.3% below September. A monthly median also shifts with the mix of buildings and the share of off-plan sales, so one month is not a trend. The most-traded projects in the 90 days were Marina Shores (16 sales, all off-plan, median AED 2,802 per sq ft), Silverene (13, AED 2,270), Park Islands (12, AED 1,997), Ciel (12), 23 Marina (9, AED 1,376), Elite Residence (9, AED 1,505) and Torch Tower (9, AED 1,318).

The spread between towers is wide: Torch Tower traded at a median of AED 1,318 per sq ft and Silverene at AED 2,270, with the off-plan Marina Shores above both. A few DLD records also show unusually small areas that can distort one tower’s median, so look at the transactions behind a number. Is Dubai Marina cheaper than Downtown Dubai and Business Bay? What about JBR?

On the latest DLD medians, Dubai Marina sits between JBR and Downtown. A Marina one-bedroom costs about 36% more per sq ft than one in JBR and about the same as in Business Bay, while Downtown is about 18% above the Marina. For two-bedroom apartments the Marina is about 33% above JBR and 9% above Business Bay, and Downtown is about 32% above the Marina. For three-bedroom apartments the gaps are about 28% over JBR, 2% over Business Bay and 70% under Downtown.

Read the comparison with care. JBR’s one-bedroom sample is only 17 sales, and its homes are larger on average, so its median price can be higher than the Marina’s while its price per sq ft is lower. The four districts also differ in building age, views and off-plan share. Our Downtown Dubai guide and Business Bay guide set out the other two sides, our FIVE LUXE JBR guide covers the beachfront, and the JBR sold prices page has the full JBR table. Our September 2026 market report compares 22 communities.

Is Dubai Marina a good place to live? What works and what to check

What works

  • It is finished and connected. The Red Line, the tram and bus routes all serve the area, per Emaar and the RTA.
  • Water, promenade and beach in one place. The canal, Marina Walk and the JBR beach strip are close together.
  • A deep market. 524 registered sales in 90 days gives a good set of recent comparables for most towers.
  • A low entry point for the waterfront. The median studio sold for AED 960,000 and the median one-bedroom for AED 1,625,000.

What to check

  • Tower age and condition. Many towers date from the 2000s. Ask for the building’s maintenance record and the latest service-charge statement before you make an offer.
  • View and noise. Water-facing and road-facing units of the same size can differ a lot in price, so visit at different times of day.
  • The tower, not the district. A median of AED 1,318 per sq ft in one tower and AED 2,270 in another means the building matters more than the area average.
  • New and off-plan stock. 12% of recent sales were off-plan, and those projects price above most older towers.
  • Rent and yield. We found no reliable public rental yield by tower, so ask for the tenancy contract and its Ejari registration, and read how the Smart Rental Index limits increases.
  • Short-term lets. If you plan holiday lets, confirm the building’s rules and the permit position for that unit before you buy.

Buyer checklist for Dubai Marina

  1. Decide the exact tower first. Two towers a street apart can sell at very different prices per sq ft.
  2. Compare with registered sales in the same building, not with the district median or with asking prices.
  3. Choose ready or off-plan. Our guide to off-plan versus ready property sets out the differences in payment plans, risk and timing.
  4. Check the view and floor in person, at the hours you will live there.
  5. Check whether the home is vacant or tenanted. Our vacant versus tenanted checklist covers the questions to ask.
  6. Confirm total costs in writing, including registration, service charges and any broker fees.
