Jumeirah Village Circle (JVC) 2026: Prices, Apartments and Buyer Guide

Jumeirah Village Circle, known as JVC, is Nakheel’s circular residential community inland from Dubai Marina. In our DLD data it recorded 2,370 sales in 90 days, more than Business Bay, Dubai Marina and Dubai Hills combined (2,345). Most are studios and one-bedrooms, over half are off-plan, and prices sit well below those three districts. This guide uses registered Dubai Land Department (DLD) prices, not asking prices, and names what Nakheel, the RTA and The National say, with the gaps we could not fill.

Jumeirah Village Circle at a glance (6 November 2026)

  • DLD registered 2,370 sales in JVC in the latest 90 days, and 53% of them were off-plan. Since June 2026 the area has recorded 4,111 sales worth AED 5,616 million.
  • Median registered price per sq ft: AED 1,642 for studios, AED 1,376 for one-bedroom, AED 1,306 for two-bedroom and AED 1,273 for three-bedroom apartments.
  • Median registered price: AED 690,000 for a studio, AED 1,080,000 for a one-bedroom and AED 1,654,056 for a two-bedroom apartment.
  • Nakheel says it can be reached from Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street, and puts the community 12 minutes from Al Khail Metro Station. We found no metro station listed inside JVC.

Where is Jumeirah Village Circle and how big is it?

Nakheel’s project page describes a circular community spanning 560 hectares, reached from Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street, with sports fields, schools and mosques set among its parks. Other property sites quote larger areas, so treat any single size figure with care and use Nakheel’s own number as the reference. The page says JVC is 12 minutes from Al Khail Metro Station.

Nakheel’s page speaks of the villas and townhouses it built itself, but the apartment buildings that dominate today’s sales were built by many separate developers. Our JVC area page notes that quality varies building by building, which is why a registered-sales comparison inside the same building matters more than the area average. In April 2021 Nakheel said about 95,000 people lived in JVC. That figure is five years old, so the population today is likely higher. Our guide to Dubai freehold areas lists JVC among the freehold communities. Confirm the title type for the specific building before you buy.

What homes are there in JVC? Apartments, townhouses and villas

JVC is mainly an apartment market. In the latest 90 days DLD registered 714 studio sales, 1,152 one-bedroom sales and 327 two-bedroom sales, against 44 three-bedroom apartments, 16 three-bedroom villas and 19 four-bedroom villas. Villas and townhouses are a separate, much smaller market, so do not compare them with apartment prices.

Buildings that traded most in the 90 days show the mix of new and ready stock. Serenz by Danube had 200 sales, all of them off-plan, at a median of AED 2,382 per sq ft. Binghatti Apex had 97 sales, all ready, at AED 1,428. Oxford Cove had 86 sales (all off-plan, AED 1,536), Auresta Tower 73 (off-plan, AED 1,405), Stax 62 (off-plan, AED 1,495) and Luma Park Views 59 (ready, AED 1,504). Binghatti Etherea sold 51 off-plan homes at AED 2,106, and Tresora by Wadan 35 at AED 1,464. Dune Residency Dubai shows 91 ready sales at only AED 762 per sq ft, far below the rest, and we cannot explain that from open data, so verify it before you use it as a comparable. The full table and the latest 50 deals are on our JVC sold prices page.

How do you get to Jumeirah Village Circle? Roads and metro

By road. Nakheel names Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street as the access roads. We did not find a published drive-time list from Nakheel, so test your own commute at the hours you will travel.

By metro. Nakheel’s page puts JVC 12 minutes from Al Khail Metro Station, and we found no metro station listed inside the community. The RTA’s new Blue Line is a 30 km line with 14 stations that is scheduled to open on 9 September 2029, according to The National (9 July 2026). That report names Mirdif, Dubai Silicon Oasis, Dubai Creek Harbour, Dubai International City, Dubai Marina and JBR and Expo City Dubai among the places it will serve, and it does not name JVC. Check the RTA metro map and the current bus routes for your own journey before you buy.

What is there to do in JVC?

  • Circle Mall. Nakheel’s release of 8 April 2021 describes a mall of 532,000 sq ft, with up to 80 stores, restaurants and entertainment outlets planned for the end of 2021, and Spinneys and Nesto Hypermarket among the opening brands. Check the current tenant list yourself.
  • Circle Club and sports. Nakheel lists a community club, sports courts, padel courts, a football pitch, jogging trails and a kids play area among JVC facilities.
  • Parks, schools and mosques. Nakheel says sports fields, schools and mosques are set among the community’s parks. We did not find a school list from Nakheel, so check each school’s KHDA inspection rating, fees and places directly.

Opening hours, club rules and school places change, so confirm them with the operators before you plan around them.

What do homes cost in JVC in 2026?

These are registered contract prices from DLD open data, not asking prices, for the latest 90 days (data updated 6 November 2026). We import the records nightly and compute the medians ourselves. The raw lowest and highest prices include data-entry outliers (the lowest one-bedroom record is AED 65,308), so we quote medians only.

Home typeRegistered salesMedian priceMedian AED per sq ft
Studio apartment714AED 690,0001,642

3 bedroom villa16AED 3,200,0001,681
4 bedroom villa19AED 2,950,0001,669

The three-bedroom apartment and villa rows rest on 44, 16 and 19 sales, so one deal can move them. Studios cost more per sq ft than larger homes here, a pattern that is common in Dubai towers, so compare homes of the same size.

Since June the monthly median has moved in a narrow band: AED 1,468 per sq ft in June (607 sales), 1,390 in July (885), 1,424 in August (700), 1,407 in September (777) and 1,433 in October across 818 sales, which is 1.9% above September. A monthly median also shifts with the mix of buildings and the share of off-plan sales, so one month is not a trend.

Is JVC cheaper than Dubai Marina, Business Bay and Dubai Hills?

On the latest DLD medians, JVC is the cheapest of the four for apartments, on price and on price per sq ft. A Dubai Marina one-bedroom costs about 52% more per sq ft than one in JVC and a Business Bay one-bedroom about 51% more, while a Dubai Hills one-bedroom costs about 65% more. For two-bedroom apartments the gaps are about 58% (Marina), 52% (Business Bay) and 72% (Dubai Hills). For three-bedroom apartments they are about 49%, 47% and 97%, but JVC has only 44 such sales.

Read the comparison with care. A lower price per sq ft does not make a home better value: the districts differ in building age, views, transport and in how many of their sales are off-plan (53% in JVC against 13% in the Marina). Our Dubai Hills Estate guide, Dubai Marina guide and Business Bay guide set out the other three, and the September 2026 market report compares 22 communities. Sold-price tables for each area are on our Dubai Marina, Business Bay and Dubai Hills Estate pages.

Is JVC a good place to live or invest? What works and what to check

What works

  • Entry prices. A median one-bedroom is AED 1,080,000, against AED 1,600,000 to 1,750,000 in the Marina, Business Bay and Dubai Hills.
  • A deep market. 2,370 registered sales in 90 days give a large set of recent comparables for most buildings.
  • Community facilities. Nakheel lists a mall, a community club, sports courts and parks inside the community.
  • Freehold. Foreign buyers can own outright in JVC, subject to the title type of the building you choose.

What to check

  • Off-plan supply. 53% of recent sales were off-plan, and Serenz, Oxford Cove, Auresta Tower, Stax and Binghatti Etherea sold almost only off-plan. Confirm completion dates and the payment plan, and read our guide to off-plan versus ready property.
  • The building, not the district. Medians run from AED 762 per sq ft in a ready building to AED 2,382 in an off-plan one, so the project matters more than the area average.
  • Transport. We found no metro station inside JVC and Nakheel gives 12 minutes to Al Khail Metro Station, so test the commute and the school run at your own hours.
  • Developer and build quality. Many separate developers built JVC. Check the developer’s track record, the snagging record and the handover date.
  • Service charges. Ask for the latest service-charge statement for the building before you buy.
  • Rent and yield. Agency pages quote high yields for JVC. We found no independent building-level source, so we do not repeat them. Ask for the tenancy contract and its Ejari registration, and read how the Smart Rental Index limits increases.

Buyer checklist for Jumeirah Village Circle

  1. Choose the home type first. Studio, one-bedroom and two-bedroom apartments price differently, and villas are a separate market.
  2. Name the exact building. Medians differ widely between buildings.
  3. Compare with registered sales in the same building, not with the JVC median or with asking prices.
  4. Choose ready or off-plan, and for off-plan check the handover date, the payment plan and the developer’s track record.
  5. Check whether the home is vacant or tenanted. Our vacant versus tenanted checklist covers the questions to ask.
  6. Test the commute at the hours you will use it.
  7. Confirm total costs in writing, including registration, service charges and any broker fees.
